Design-build
Design-build puts design and construction under one contract. One firm both designs and builds. The owner publishes the scope, and that firm sends a proposal against it. The RFP category is Design-build, which is separate from EPC and from EPCM.
The firm is responsible for the design and the construction named in the contract. The owner remains responsible for exclusions, and for the site and permits the owner keeps. The contract model on the form for this pattern is design-build.
Typical deliverables are the design, construction, and commissioning through the target commercial operation date, plus procurement when the inclusions say so. Inclusions and exclusions draw that line. The form's example inclusion is engineering, and its example exclusion is land.
An owner chooses design-build when design and construction should sit with one firm under one contract. The award, the contract, and the deal stay separate records. Equipment for the plant is sourced in Modular power equipment.
